What is an EPC?

  • Energy Performance Certificates (EPC) provide information on how energy efficient your building is (and how it could be improved).
  • Energy performance of the building is based on measured energy consumption in kWh – typical from utility bill.
  • SANS 10400-XA define the building in Occupancy classes which define the allowed energy usage.
  • EPCs to be mandatory before December 2025.
  • SANAS Accredited professionals can issue the EPC.

Which Buildings Qualify for epc?

  • Organ of State: 1000m²
  • Non-Organ of State: 2000m²
  • Total of the Nett Floor area/rentable area of the facility
  • Excluding the following areas:
    • Basement garages
    • External car parks
    • Any store rooms in the rentable area

Assessment Process for EPC Certification

  1. Appoint an Independent Service Provider (ISP)
  2. ISP to be competent and accredit with SANAS
  3. ISP Assessment to be carried out – SANS 5411;2014
  4. Facilities provide utility bill last year of consumed energy
  5. ISP confirm the building energy rating versus SANS 10400
  6. ISP issue EPC to the client/applicant
  7. Applicant/ISP issue the EPC to SANEDI
